Summary

The Maintenance Technician, under the direct supervision of the Director of Facilities and Operations is responsible for the skilled maintenance work in performing assigned duties while maintaining the college’s facilities, buildings, grounds and equipment.  The Maintenance Technician is responsible for performing a variety of maintenance tasks that are carried out with a great deal of independence, attention and organization.

Responsibilities include operation and maintaining all HVAC equipment, buildings/grounds, infrastructure, vehicles and equipment.  Work also involves having a working knowledge and experience in the methods, materials, tools, hazards, and safety practices of the following trades:  carpentry, plumbing, mechanical, electrical, and landscaping.

Work is assigned in the form of oral or written instructions and is reviewed upon completion for adherence to standards, completeness and quality by a technical, professional or administrative supervisor.

Essential Duties and Responsibilities

General

  • Practices safety in all aspects of job and on a daily basis.
  • Assists in implementing an active safety program by reviewing safety procedures on a regular and daily basis.
  • Makes routine calls to vendors inquiring about prices and material needed for various projects as directed by the lead worker, Assistant Director, or Director.
  • Maintain shop area to be clean and organized.
  • Perform general maintenance repairs and projects in addition to HVAC.
  • Responsible for proper maintenance of all power and hand tool equipment as related to duties.
  • Responsible for assisting with snow removal, including proper operational techniques for any and/or all snow removal equipment.
  • Assist in lawn care as needed.
  • Assist with setups/moves as required.
  • Perform other duties as may be assigned including overtime as needed by immediate supervisor.

HVAC

  • Perform a variety of general work in routine operation, maintenance and minor repairs to the heating, air conditioning and building control systems.
  • Troubleshoot, repair, replace and upgrade HVAC automation systems and components, variable frequency drives, VAVs, humidity control systems, and thermostats.
  • Perform preventive maintenance on all heating and air conditioning equipment in coordination with the service contracted vendor.
  • Knowledge of Honeywell’s building automation systems and related software to monitor, adjust settings, and/or change parameters.  Monitor and adjust comfort settings for HVAC ventilation.
  • Inspect and maintain all air handling equipment to include filters, belts, bearing replacement, and coil cleaning.

Applies a working knowledge and demonstrates average proficiency in the following:

  • Carpentry – perform a variety of general work such as repair to cabinets, shelves, hanging bulletin boards, and display cases; construct and/or repair wooden fences, install paneling, molding, and trim; use of tools and other work associated with the trade.
  • Plumbing – perform a variety of general work in routine maintenance and minor repairs to water systems such as filter changes, installing/repairing faucets, fountains, troubleshooting, minor repair or replacement and other work associated with the trade.
  • Mechanical – perform a variety of general work in minor repair work on vehicles and equipment and other work associated with the trade.
  • Electrical – perform a variety of general work in installing/repairing electric service boxes, outlets, lights, switches and other work associated with the trade.
  • Landscaping – perform a variety of work in push mowing, trimming shrubs, grading and landscaping around buildings and other work associated with the trade.

 

Qualifications Required:

Education

  • High school degree or equivalent.

Clearances

  • Act 153 Clearances (Act 34 PA Criminal Background, Act 151 PA Child Abuse History, Act 114 FBI Clearance Fingerprinting)
  • Driver Vehicle Clearance Report

Work Experience

  • Minimum of three years’ related work experience.

Knowledge, Skills, Abilities

  • Strong mechanical and trouble shooting skills required.
  • Ability to work and think independently in a fast-paced environment.
  • Strong organizational skills.
  • Must have demonstrated knowledge and experience in HVAC operation and repairs.
  • Must have demonstrated knowledge and experience with small and large hand tool equipment.
  • Must have the knowledge to read and understand schematics pertaining to equipment installation and repair.
  • Must possess a high level of the following work skills and behaviors: teamwork/cooperation, initiative, customer service, and commitment to continuous professional growth in skills and knowledge.

 

Preferred:

  • Hold an HVAC certification from an accredited program.
  • Associate’s degree from an accredited institution.

Physical Demands

 

While performing the duties of this job, the employee is frequently required to stand, walk, sit, and use hands to finger, handle or feel, reach with hands and arms, and talk to hear.  Must have the physical strength to lift a minimum of 35-50 pounds.  Physical strength and ability to bend, stoop, stretch, push, pull, climb and shovel.  Ability to tolerate exposure to and work in freezing, subfreezing, and hot/humid temperatures.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
